Story Number TWELVE – No Cash Real Estate

One Sunday afternoon ( 70's ) I accompanied my parents on a drive out to Wisconsin where they owned two corner
lots that one day they planned to build a retirement home. Just along for the ride I bought a book with
me by Tyler Hicks entitled 

HOW TO MAKE ONE MILLION DOLLARS IN REAL ESTATE IN THREE YEARS
STARTING WITH NO CASH

One of the important things I learned that day was that the national appreciation for vacant land was
around 3% which didn't accumulate enough money to pay the taxes on the property. My parents soon decided
to dump the two lots due to the lack of appreciation and the cost of maintaining the two lots.

The most important thing I learned that day was the fact that you could actually buy real estate with "no cash."

This was amazing, no cash! On the way home I read the book again and decided that this was what I was
going to start doing the very next day.

I started bidding on apartment buildings. I would place a bid and get turned down, place another and get
turned down... without persistence I would have never accumulated the properties that graced
my portfolio after I learned the pattern.

I actually bid on 55 properties and got turned down on all of them except the 55th which turned out to
be a four unit apartment building that netted me $19.27 per month after all expenses.

This gave me the Rule of 54 - never give up on "no cash" property, keep bidding until you succeed.

Once I stabilized the property I began bidding again, only this time I wouldn't accept any property
that didn't net me $100 per month after all expenses. I did that seven more times and then found the property
that really moved me up in the real estate world.

I bid on seven ( 7 ) apartment buildings all at the same time, all from the same owner.
These properties netted me $350.00 per month per, per building or $2,450.00 per month positive cash flow
after all expenses including the mortgage on each.

I over financed each building by 2% and netted $2,000.00 per building at closing or $14,000.00,
took another $8,000.00 in commissions as a licensed real estate person and collected 
$4,000.00 in cash rent the next day after closing.

All in all, I collected $26,000.00 in 2 days buying seven apartment buildings with "no cash"
and generated a monthly cash flow of $2,450.00. Not bad!

In just under four ( 4 ) years I was able to accumulate three million, two hundred thousand dollars
in "no cash" real estate ( $3,200,000.00 ) and 
the final tally was 15 apartments buildings and 46 single family houses.

I continued to collect "cash rent" of $236,000.00 per year and the biggest asset that I have is the ability
to do it again, anytime I decide to do it.

Becoming a multi-millionaire in less than 4 years was a great experience.
